Asset Advisory depreciation schedules identify all available tax depreciation deductions for a residential or commercial property. Most properties, new and old, have depreciation available. An Asset Advisory depreciation schedule can be utilised to maximise your depreciation claims in order to assist in reducing your annual tax burden for each and every year of your period of ownership.

Capital Works Fund Forecasts & Sinking Fund Forecasts

NSW Strata Schemes Management Act and Qld Body Corporate and Community Management Act make it mandatory for all strata schemes to prepare the a 10-year Capital Works Fund/Sinking Fund Forecast. Our Forecasts ensure that levies are set not too high and not too low and that your body corporate/owners corporation will have sufficient funds for good maintenance of the complex.

Insurance Replacement Cost Assessments

Insurance valuations for buildings require a high level understanding of construction processes and costs. Asset Advisory not only assess the replacement cost of the building but also make allowance for removal of debris professional fees, cost of external works and inflationary factors. We recommend that Insurance Valuations be updated every 3 years to enable adequate insurance cover. Our insurance valuations are drawn from recent projects so are an accurate assessment to ensure your premium is indicative of the actual replacement cost which you can rely upon to set a fair insurance premium and will also be the basis of a claim should there be an event.

Work Health & Safety Reports

Owners Corporations are required to obtain Work Health & Safety (WHS) reports on the common areas of their complexes. We recommend that schemes obtain regular reports to help ensure all common property is safe and accessible for the occupants and their visitors. Asset Advisory identify any risks that exist to enable the Owners Corporation to mitigate these risks prior to an event occurring.

Development Application Construction Cost Estimates are required by Council for Development Applications over $500,000 in NSW. This report is used by Council to calculate Section 94 Contributions.
